Condo insurance in the Kansas City metro

Overview

What condo insurance is really for

Every condo owner we meet has the same question: where does the association's policy stop and mine start? The answer lives in your declarations and bylaws, and it is the first thing we read before quoting.

Downtown Kansas City lofts, Plaza-area buildings and suburban townhome associations all draw that line in different places. Getting it wrong means either paying twice or discovering a $30,000 gap after a burst pipe.

What the policy includes

The coverages we build into every quote, plus the endorsements that matter in this metro.

How we place it

Four steps from your current policy to a better-fitting one.

  1. 1

    Send the master policy

We read the declarations and bylaws so we know whether you have all-in, bare-walls or something in between.

  2. 2

    Size Coverage A

We estimate the cost to rebuild the interior finishes you are responsible for.

  3. 3

    Set loss assessment

We look at your association's deductible and reserve position and size the endorsement to it.

  4. 4

    Bind and file

We send proof of coverage to your association manager and lender on the same day.

Why clients choose us for this

  • Bylaws read by a licensed agent, not skimmed
  • Loss assessment sized to the association's actual deductible
  • Water backup included by default in stacked buildings
  • Coordinates cleanly with a bundled auto policy

What moves the price

Association agreement type
All-in, single-entity or bare-walls coverage changes how much Coverage A you need.
Interior finish level
Quartz, custom cabinetry and hardwood raise the rebuild cost of the unit interior.
Building age and systems
Plumbing type and age drive water claim frequency, which drives price.
Loss assessment limit
Higher limits cost little and protect you from special assessments after a large building claim.

Condo insurance questions

If your question is not here, call the office. You will reach a licensed agent in Kansas City, not a queue.

The association insures the structure only to the unfinished surface of the walls, floors and ceilings. Everything inward, including drywall finish, flooring and cabinets, is yours to insure.

If the building suffers a large loss, the association's deductible or any shortfall can be divided among owners. Loss assessment coverage pays your share up to the limit you choose.

It depends entirely on the bylaws. Limited common elements are a frequent source of surprise, which is why we read the document before quoting.

Upper-floor units rarely need it, ground-floor and garden-level units often do. Flood is a separate policy and we can quote it through the NFIP or a private market.
